Abandoned Manufacturing Facility and Office Complex Renovation
Environmental Design Group was the consultant for the environmental assessment and remediation of an abandoned rubber manufacturing plant located on eight acres in downtown Akron, Ohio. This property was the most severely blighted and environmentally contaminated property in the City of Akron. Environmental Design Group conducted the asbestos survey, prepared the bidders package for the ACM removal/disposal, and provided contractor oversight for the removal of two multi-story buildings, each with more than 500,000 square feet of floor space. In addition to asbestos removal, the buildings contained several scattered yards of solid waste, lead contamination from the use of lead-based paints, and PCB contamination of floor surfaces and soil beneath the building. The project required Environmental Design Group to represent the City of Akron in meetings with officials of the Ohio Environmental Protection Agency and the United States EPA. The highly technical and highly skilled services helped to transform this eye sore of the downtown area into a beautiful office and retail space complex. The building today is the working destination for more than 500 white collar employees,as well as a day care center for 276 children. For its outstanding consulting services, Environmental Design Group was recognized with the prestigious "Phoenix Award", a National Award of Distinction for Brownfield Redevelopment in the public sector. The work provided on this project has also been the subject of many articles in national, state and local publications. The success of this project led the City of Akron to retain Environmental Design Group's services on another renovation project for its downtown; an abandoned office building complex. The firm included: an extensive asbestos abatement project; PCB removal; and a VAP soil and ground water investigation. The building had extensive asbestos-containing sprayed-on-fireproofing on six of the eight floors, along with thousands of PCB light ballasts and two transformers. Environmental Design Group took on the significant and sensitive task of managing the asbestos abatement, from preparation of documentation through project completion.
The property was originally developed prior to 1900, and the soil and ground water investigation found ground water contamination. The firm's team of highly skilled technicians prepared a modeling to support the submittal of a "No Further Action Letter" without requiring ground water remediation. Environmental Design Group's involvement on this project enabled the City of Akron to receive substantial state and federal grant funds. The building now houses the research and corporate operations of an international manufacturer of soap and skin-care products. This once vacant building has now become another jewel in the City of Akron's crown of downtown revitalization projects.
